Is biometric verification mandatory for Maharashtra Leave & License Registration?

Yes. As per the Department of Registration and Stamps (IGR Maharashtra), both the Landlord (Licensor) and Tenant (Licensee) along with two witnesses must complete Aadhaar-based biometric verification to generate the legally enforceable Registered Agreement with official Government seal.

What documents are required from Landlord and Tenant?

Landlord needs: Aadhaar Card, PAN Card, and Property Proof (Index-II copy, Electricity Bill, or Municipal Property Tax receipt). Tenant needs: Aadhaar Card, PAN Card, and permanent address proof.

How is Maharashtra Stamp Duty calculated for rent agreements?

Under Article 36A of the Maharashtra Stamp Act, stamp duty is 0.25% of the Total Consideration value (Total Rent for the tenure + 10% annual interest on the refundable deposit amount). The Government Registration fee is ₹1,000 for urban municipal areas and ₹500 for rural areas.

How long does it take to receive the registered agreement?

After the doorstep biometric verification is completed, the agreement is digitally signed and submitted to the Maharashtra Sub-Registrar office. You receive the official Government-approved Index-II and Registered PDF within 24 to 48 working hours.
