Is biometric verification mandatory for Maharashtra Leave & License Registration?
Yes. As per the Department of Registration and Stamps (IGR Maharashtra), both the Landlord (Licensor) and Tenant (Licensee) along with two witnesses must complete Aadhaar-based biometric verification to generate the legally enforceable Registered Agreement with official Government seal.
What documents are required from Landlord and Tenant?
Landlord needs: Aadhaar Card, PAN Card, and Property Proof (Index-II copy, Electricity Bill, or Municipal Property Tax receipt). Tenant needs: Aadhaar Card, PAN Card, and permanent address proof.
How is Maharashtra Stamp Duty calculated for rent agreements?
Under Article 36A of the Maharashtra Stamp Act, stamp duty is 0.25% of the Total Consideration value (Total Rent for the tenure + 10% annual interest on the refundable deposit amount). The Government Registration fee is ₹1,000 for urban municipal areas and ₹500 for rural areas.
